When selling your home, we know there are many estate agents on the high street. Independent local agents, like ourselves, and corporate agents seemingly offering the same service. But, what is the difference between a corporate estate agent and an independent local agent and which should you use?

Did you know that some estate agents may have separate offices and different names, however, they are owned by the same corporation? Those two valuations you had are actually the same company, and as such, they may work together to get you to sign a longer contract or pay more money to sell your property. We are completely independent and our aim is solely to find you a buyer.

As an independent agent, we don’t get paid if we don’t sell your home. This leads to a more motivated and pro-active approach than most corporate estate agents. We rely on our reputation and respect earned in the local area and don’t want to risk that by using under-hand tactics or dodgy dealings.

Because we are more motivated to sell your property, we will offer you more of our time and individual focus than a corporate agent. This includes detailed feedback from viewings, updates on offers and negotiations and clear and effective communication at all times.

If you have already paid up front to list your property, what motivation is there for that estate agent to sell your property? They will take photos and put your property on an online portal and that is it. We have built relationships with trusted buyers already and will get them excited about your property before it even goes online.

We have a database of buyers we have built up over the years so we know that we have people interested in your property before it evens goes online, and unlike some corporate agents we will get on the phone and won’t rely on an automated e-mail system to notify them about it. We like talking to our clients and know our buyers’ requirements inside and out.

We are proud of our local knowledge and are local people ourselves. We care about our community and can give honest knowledgeable answers to buyers’ questions when on viewings and beyond.

With so many options to sell your home, it doesn’t always come down to the cost of the fee; you want the best service possible, regular updates on your property and to be treated like an individual and not a number on a board. This is why we, as an independent estate agent make up 80% of the UK market.
